Home Information Packs

Since 14th December 2007, every house which is put on the market in England and Wales must have a Home Information Pack (‘HIP’).

Properties which were on the market before HIPS were introduced do not currently need a HIP although this may change in the future.

We can provide HIPS to clients wishing to sell their property, or to other firms of solicitors or estate agents who cannot provide this service to their own clients.

The purpose of the HIP is to collate all of the information which is required at the start of a property transaction, e.g. sale statement, local searches, evidence of title and an Energy Performance Certificate (‘EPC’), which will ultimately save time, money and stress.

From 1st January 2008, the EPC and the other documents mentioned above have to be obtained before the house is put on the market, except in exceptional circumstances.

HIPS can help to reduce to risk of sales falling through and parties to commit more quickly to the sale as all key information is provided upfront.
